Terms & Conditions
By confirming a booking with Sunset Royale Holiday Homes, guests confirm that they have read and agreed to these Terms & Conditions, our House Rules, Cancellation Policy, and Privacy Policy.
1. Booking Agreement
- A booking becomes confirmed once payment or deposit has been received and a confirmation has been issued.
- The person making the reservation must be at least 18 years old and is responsible for all guests included in the booking.
- Only registered guests included in the reservation may stay overnight at the property unless agreed otherwise in writing.
2. Payments
- A 20% deposit is required to confirm the reservation.
- The remaining balance is due 14 days before arrival.
- Bookings made within 14 days of arrival require full payment immediately.
Failure to pay within the required timeframe may result in cancellation of the reservation.
Third Party Platforms
Bookings made through third party platforms such as Booking.com are subject to the policies and payment conditions shown on those platforms.
3. Cancellation Policy
Cancellation terms and any applicable refund conditions are outlined in our Cancellation Policy and form an integral part of the booking agreement. By confirming a reservation, guests acknowledge and accept the cancellation terms published on the website at the time of booking.
Direct Bookings
- More than 30 days before arrival: full refund of deposit
- Between 30 and 14 days before arrival: deposit non-refundable
- 14 days or less before arrival: booking non-refundable
- No-shows, unused nights, and early departures are non-refundable
Cancellation requests must be submitted in writing by email.
We strongly recommend guests take out suitable travel insurance.
4. Check-in & Check-out
- Check-in: from 15:00
- Check-out: by 11:00
Early check-in or late check-out may be possible depending on availability and prior agreement.
The apartments use self check-in systems. Guests are responsible for following the arrival instructions provided before check-in.
5. Mandatory Guest Registration
In accordance with Spanish law, all guests aged 14 and older must complete the required guest registration and identity verification process before or shortly after arrival.
Failure to provide the required information may result in delayed check-in or refusal of access where legally required. Guest information may be shared with the relevant Spanish authorities as required by law.
6. House Rules & Respect for the Community
The apartments are located in a quiet residential complex and are not suitable for parties, events, or loud gatherings. Guests must respect neighbours, community rules, and the property during their stay.
The following are not permitted:
- excessive noise
- parties or events
- illegal activity
- smoking inside the apartment
- unregistered overnight guests
Repeated complaints, violations of community rules, or behaviour causing disturbance to neighbours may result in immediate termination of the stay without refund.
7. Pets
Pets are only permitted with prior written approval. Approved pets must not be left unattended inside the apartment unless agreed beforehand.
Guests remain responsible for any damage or additional cleaning caused by pets.
8. Cleanliness & Waste
Guests are expected to keep the apartment in a reasonable condition during their stay. Rubbish should be disposed of regularly using the designated disposal areas within the complex to help avoid insects and pests common in warm climates.
9. Key Policy
Guests are responsible for all keys and access devices provided during their stay.
Please do not leave keys inside the lock from the inside of the apartment.
In some apartments, especially La Casita de Reinhold, this may block access from outside and prevent emergency access.
Forgotten Keys & Lockouts
If guests lock themselves out or forget keys inside the apartment, assistance may be available depending on staff availability.
Service charges apply:
- €35 during business hours (Monday to Friday, 09:00–17:00)
- €60 outside business hours
These charges are payable directly to the local support team unless agreed otherwise. Response times depend on availability and cannot always be guaranteed immediately.
Lost or Damaged Keys
- €20 plus service charges above
- Pool keys are specialised security keys and any replacement costs will be charged according to the actual costs incurred for replacement.
Actual replacement costs may be charged if higher than the prices indicated above.
Emergency Access
In rare situations where local staff are unavailable, a locksmith may need to be called. Any locksmith or emergency access costs resulting from guest lockouts remain the responsibility of the guest.
10. Damage & Liability
Guests are responsible for any damage caused to the apartment, furniture, appliances, keys, or contents beyond normal wear and tear.
Any damage or maintenance issue should be reported as soon as possible.
We reserve the right to charge for repairs, replacements, excessive cleaning, lost keys, or damages caused by negligence or misuse.
11. Property Issues, Emergencies & Force Majeure
While we do our best to provide a safe and uninterrupted stay, situations outside our reasonable control may occasionally occur.
This may include:
- water leaks
- fire or fire damage
- urgent maintenance issues
- safety concerns
- utility failures
- flooding
- severe weather
- government restrictions
- unforeseen building or community issues
If the property becomes unsafe, unavailable, or unsuitable for occupation due to such circumstances, we reserve the right to cancel or terminate a booking where necessary.
Where possible, we will try to offer alternative dates, alternative accommodation, or an appropriate refund depending on the situation and timing of the interruption.
Temporary interruptions to services such as water, electricity, internet, or community facilities do not automatically entitle guests to compensation.
12. Parking
Parking in the surrounding area is public and cannot be guaranteed.
Vehicles are parked entirely at the owner's risk.
13. Personal Belongings
Guests are responsible for their personal belongings during their stay.
Sunset Royale Holiday Homes is not responsible for loss, theft, damage, or forgotten items.
14. Right to Refuse or Terminate Stays
We reserve the right to refuse, cancel, or terminate bookings without refund in cases involving:
- violation of these Terms
- violation of community rules
- abusive or threatening behaviour
- illegal activity
- fraud or suspected fraud
- failure to comply with guest registration requirements
15. Privacy & Data Protection
Personal information is processed in accordance with applicable European data protection laws and our Privacy Policy.
Certain guest information may legally need to be collected and shared with Spanish authorities for tourism and security registration purposes.
16. Governing Law
These Terms & Conditions are governed by applicable Spanish law.
If any part of these Terms is found to be invalid or unenforceable, the remaining sections shall remain valid and enforceable.
